We are currently using homesforrent.net, kijiji.ca for majority of the data and we are looking at other sources we can get.
The posted prices do not have any filters, if you like to see units that are filtered by whether they include utilities, you can use our website that allows you to filter data.
The pricing is based on available listings as of the date of this post.
Our website allows you to type an address in and then pick a radius in km to see all surrounding prices.
We are working on adding this feature so you can see how prices change based on previous months.
I do side projects and housing rentals has always been interesting so I have multiple websites, I do the hosting myself and sometimes through ads, they are able to pay for hosting, sometimes its out of pocket.
We currently do not have a lot of data, but this is a starting point and will add more sources to include more samples, we will add a little message to say data is very limited to make things more clear until we get better/more data.
We are always looking for feedback on how to improve our metrics, please let us know exactly what else we can do to improve the data, or what other things to include to make it useful.

We do not have any plans to run any ads on https://rentprices.ca, however if, and a big if we do in the future, we will disable all ads to users coming from reddit. Again, we have no plans to actually have any ads on this particular site at all.
At this point, we do not have a way, however we plan on adding this feature in the coming months.
We have a limited amount of free data we can query google for, so it seems that we ran out of our daily quota, try again another day, yes this sucks and we are trying to find other ways to deal with this issue.
Condo can be an apartment, or a townhouse, most of these condos are condo owners that rent out their units individually and just label them as condos instead of townhouse or apartment.
